Renting
- From 1 July 2026, rent for property in Cyprus is paid only by bank transfer, debit or credit card, or a recognised electronic payment method. Not in cash.
- Tax residents can deduct up to €2,000 a year per person for rent on their main home, subject to income limits.
- Don't send money before you've seen the flat and have a contract.

Buying
- Check the property with the Department of Lands and Surveys: ask for a search certificate (form N50) to see what's registered on it.
- Sign a contract of sale and deposit it with the Department of Lands and Surveys (for a fee).
- On the transfer of ownership you pay transfer fees. The department's site has a calculator.
